Frequently Asked Questions

What can we do to prepare for the photo shoot?

De-clutter and give your home a deep clean to make the house presentable so potential buyers can see themselves in your home. Clear counters, vacuum carpets, put all toilet seats down. Turn ceiling fans off, open curtains and blinds if you have them. Photos are so important and are what drive buyers to your property, so do your best to prepare!

What should we expect the day of the shoot?

Expect me to be there for about an hour, depending on the size of the house. As long as you prepare accordingly, I can be in and out in a reasonable time. I will take photos of each room from every angle, and let you choose which photos you would like to use.

What kind of properties do you shoot?

Every kind of property! Whether it's a single family for sale by a Realtor, an Airbnb, a house listed on VRBO, a for sale by owner, a rental property... etc. I welcome any and all properties; houses, apartments, condos... I promise I won't turn any property down!

Do you prefer to shoot with sellers/agents present or keep the house vacant?

Whatever is most convenient for you, will work for me. Keep in mind; it makes things challenging for me if you schedule paperwork with sellers, or take measurements at the same time of the photo shoot, so please avoid this.

What do you charge for photography?

I charge by the size of the house in 1,000 square foot increments. Each 1,000 sq ft increases the price by $20. If you would like basement photos of the home, please include this in the square footage regardless if it is finished or not, since these will add to the photos I am taking and editing! Unfinished basements are not exempt from square footage.

How and when will my photos be delivered?

Ideally, I like to get photos back within 24 hours. Sometimes I will get them to you same day, depending on how many shoots I have scheduled for the day. If you schedule a shoot and need them back the same day, please let me know a few days prior to the shoot so I can prepare and schedule accordingly. I am frequently asked after the shoot if I can send photos within the hour, and this simply is not possible with travel and editing. I will send you a Dropbox link to photo album that you can download to your computer.

How far do you travel?

I prefer to stay within the 275 loop of Greater Cincinnati, but I am open to traveling 30-40 miles from my home base. I will go further if 2 or more shoots are scheduled on the same day in the same area. An extra mileage fee will be charged for houses 30+ miles from base; you can see this on my pricing page. I also travel to Southeast Indiana and Northern Kentucky. I am also willing to travel to the Dayton/Tipp City areas.

Do you do drone photography?

Not currently, but I have a handful of great drone photographers I can refer you to! Stay tuned as I plan on diving into this in the future.

How can I book a shoot?

Text or call me, or fill out my online form! As stated earlier, I have another job on top of photography, and I have two kids. Please respect my schedule and be open to the time slots I have available.

When is the best time of day to shoot?

For daytime shoots, this depends on the weather and which way the house faces. If it's a sunny day and the house faces West, shoots should be scheduled in the afternoon to avoid the sun peeking from the back of the home, and vise versa if it faces East. I love shooting on gloomy days to prevent shadows from the sun, and I will always do a sky replacement for all exterior photos!

What kind of lens do you use, and how do you handle editing?

I use a wide angle lens, a lens that mimics what the human eye sees. I always try to capture 3 walls in each photo, just like our eyes see.

How do you handle cancellations/rescheduling?

Cancellations made 24 hours prior to the shoot cost nothing. If a shoot is cancelled within the 24 hour window, or if I arrive at a house and cannot enter due to lockbox not working or the wrong key in the lockbox, a 50% inconvenience fee of the total quote will be added to your invoice.

How far in advance do I need to book?

I need a couple days notice; its not rare that I cant book next-day shoots but life can happen sometimes, so shoot me a message and we can see what we can do to make it work!

This is all the more urgent, for you know how late it is; time is running out. Wake up, for our salvation is nearer now than when we first believed.
